Flood protection systems for cellars, archives and plant rooms

Water leak detection and remote notifications, with automatic shut-off of the supply where the design provides for it. The system can be integrated with the intruder alarm, after checking devices and connections.

A leak can stay invisible for a long time

A leak can go unnoticed for a long time, especially in rarely used spaces: cellars, plant rooms, archives, boiler rooms and lofts. Detecting it early helps to arrange a check before the damage spreads.

A washing machine hose, a boiler fitting, a failing valve or a pipe exposed to frost: different causes call for a specific assessment. The extent of the damage also depends on the quantity of water, the materials affected and the time elapsed before action is taken.

The system detects the presence of water and alerts the designated contacts. With a compatible valve it can also stop the flow on the controlled circuit; water already present and ingress from outside require specific measures.

From detection to shutting off the water

The design distinguishes what the system detects, who receives the alert and which actions can be automatic.

A sensor can send an alert to the designated contacts. For the alert to be useful, it is agreed who can check the situation and arrange for action.

Where provided for, the system operates a motorised valve to shut off the supply concerned and sends the alert. Shutting off limits the flow on that circuit; it does not remove water that has already escaped, nor stop seepage or water coming from outside.

In homes that stay closed for long periods, including on Lake Garda, automatic shut-off can be particularly useful. We assess it together with the water points, the plumbing and the availability of people who can attend on site.

Where we install it most often

Wine cellars and barrel rooms. In Valpolicella, bottles, barrels and wood require attention to environmental conditions. Leaks, seepage and humidity can damage them in different ways: the design distinguishes water detection, environmental control and the measures needed for each cause.

Archives and document stores. Professional practices, clinics and offices keep documents that water can seriously damage. Recovery may be possible with specialist intervention, but it depends on the materials, the extent of the damage and how quickly action is taken: detecting the leak helps to limit its consequences.

Plant rooms and server rooms. Electrical panels, UPS units, servers and control panels can suffer damage that interrupts operations. Sensor positions and alert handling must be coordinated with whoever manages the systems and business continuity.

Vaults, safe rooms and armoured rooms. Enclosed spaces, often underground, where a leak can remain invisible for weeks — and which contain precisely the things placed there so that they would not be damaged.

Second homes and unoccupied properties. During prolonged absences, a leak can go unnoticed. Protection takes into account pressurised circuits, rarely used rooms and how the designated contacts will respond.

How a system is built

Wireless flood sensors, positioned where a leak can be detected promptly: under appliances, near the boiler, at air-conditioner drains and in plant rooms. Radio connections can limit new cable runs; position, coverage and necessary work are checked in the property.

Temperature sensors, where the risk is frost. They can report critical conditions in the monitored area and help action to be taken; position, thresholds and planned actions must be defined on site.

Motorised valve on the supply, compatible with the plumbing and operated by the system where the design provides for it. Shutting off limits the flow on the controlled circuit; the cause of the leak and the water already present still need to be dealt with.

Control panel and app shared with the alarm system when devices and functions are compatible. The design defines whether to integrate the systems or adopt a standalone solution, keeping alerts and controls easy to understand.

Backup power supply, sized for the functions to be maintained during a power cut. The control panel, communications and shut-off devices are assessed, together with their actual autonomy.

Integration with the existing system

Leak detection can be standalone or integrated into the security system. The choice takes into account compatibility, supervision, power supply and ease of management for those who use the property.

Where compatible, integration allows the existing control panel and app to be used, coordinating alerts and control functions. Shut-off rules must respond to the water risk and the needs of the property, with manual controls and reset procedures that are easy to understand.

We check the existing system, even when it was installed by another company. The proposal specifies compatibility, connections, necessary work and expected timescales before execution.

We work in Verona and its province, in Valpolicella, on Lake Garda, in Veneto, Trentino-Alto Adige, Friuli-Venezia Giulia and Lombardy. For major projects we operate throughout Italy and, on request, abroad as well.

Frequently asked questions

Does the flood protection system shut off the water by itself?

If the design provides for it, a compatible motorised valve can shut off the controlled supply when the system detects water. The notification and any confirmation of the valve position depend on the devices installed. Shutting off limits the flow on that circuit; the cause still needs to be checked and the water already present dealt with.

Does it work in a finished home, without building work?

Wireless sensors can limit new cable runs even in a finished property. If a valve is planned, plumbing work compatible with the supply is needed; any connections and preparations are defined after the system has been checked.

Can I protect a home that stays empty for months?

Yes. For a home left empty for long periods, the design can combine leak detection, remote alerts and automatic water shut-off via a compatible valve. Shutting off limits the flow on the controlled circuit; seepage and water coming from outside require specific measures. Temperature sensors can add alerts on the conditions of the rooms. Power supply, connections and available contacts complete the system, so that a problem is detected and someone who can act is alerted, even during a prolonged absence.

Does it connect to the alarm system already installed?

It is possible when the control panel, sensors and control devices are compatible with the required functions. The check establishes what can be kept, which additions are needed and how alerts are handled.

How many flood sensors are needed?

It depends on the water points and on where the water would end up, not on the floor area. In a flat a few targeted points are enough; in a cellar or plant room we consider the path the water takes as it flows downwards.

What if the power goes off?

The planned functions can continue if they are supported by an adequate backup power supply. The design assesses the control panel, communications and shut-off devices: autonomy, alerts and behaviour during a blackout depend on the configuration and the condition of the batteries.
