Safe rooms and panic rooms in Milan: NetCom Security Group designs and builds, with its own technicians, the secure room of the house, in villas, penthouses and prestige apartments in Milan, its hinterland and Brianza.

A safe room, also called a panic room, is the room where the family locks itself in and stays protected, with communications active, until help arrives. In Milan the demand comes mostly from penthouses in apartment buildings and from villas in Brianza: in both cases one more armoured door is not enough. What is needed is a system of envelope, access, air, light and procedures designed around the family. We build it in homes already lived in, in renovations and in villas under construction, where it integrates best from the design stage.

Where it is done in Milan

01Villas and detached housesMilan and its hinterland, Brianza, the Varese and Pavia areas (for lakeside villas see safe rooms and panic rooms on Lake Como). The room is often created near the bedrooms, in a dressing room, a walk-in wardrobe or a master bathroom.
02Penthouses and prestige apartmentsthe centre, Brera, Magenta, CityLife, Porta Nuova. In an apartment building we work on internal partitions and on weight: a panic room in an apartment is possible, with a few checks.
03Second homes and historic residenceslisted-building constraints and valuable finishes are respected: the protective envelope is hidden behind the original surfaces.

How we design it

  1. Confidential site visit. We look at the house, who lives in it, the daily routines, the routes and the time it takes for help to arrive.
  2. Scenario analysis. Intrusion with people at home, home robbery, emergency situations: for each one we decide where to lock in and for how long.
  3. Design of the room. Position, size, continuous envelope (walls, ceiling, floor), door and lock, air, light, backup power, independent communications.
  4. Integration with the system. Alarm, cameras, access control and home automation talk to the room: whoever is inside sees and communicates, whoever is outside does not get in.
  5. Installation and testing. Our technicians carry out the installation; at the end we test everything together with the people who will use the room and hand over the written procedures.

What makes a room secure

01Continuous envelopewalls, ceiling and floor resist as much as the door. The weakest point decides for all of them.
02Door and lockburglary-resistance class and, if needed, ballistic class, chosen on the real risk and on the existing structure. See vault doors and armoured doors.
03Air and lightindependent ventilation and lighting, to stay inside without distress.
04Independent communicationsa line that works even if power or network is cut to the house.
05Alarm and camerasfrom inside you see what is happening outside and call those who must intervene.
06Procedures and drillsthe family knows what to do; we rehearse it together.

Safe room, strongroom, bunker

They are three different things. A safe room protects people for minutes or hours. A strongroom or vault protects valuables, resisting break-in for a long time. A bunker or shelter is for external events, for days, with filtered air. The needs can be combined in a single project: we decide after the site visit. For an overview read safe rooms and panic rooms.

Panic room door integrated into the furnishings

Connected to the rest of the house

The secure room works if it talks to the rest: a perimeter alarm that warns early, cameras that show who is there, access control that closes the openings, home automation that switches off lights and blocks lifts. We design everything together, with our own technicians, and connect the system to selected external monitoring centres.

Confidentiality

We sign a non-disclosure agreement before receiving floor plans or documents. We ask only for the data needed for the project. Our clients' homes remain confidential, even after the works.

Frequently asked questions

How much does a panic room cost in Milan?

In Milan the cost of a panic room, in the experience of NetCom Security Group, depends on the size of the room, the level of protection of the envelope and the door, the air, light and communication systems and the building works needed in the house. After the site visit NetCom prepares a written bespoke proposal.

Is a safe room tax-deductible in Italy?

In part it can be: anti-theft works, such as armoured doors and reinforcements, are among the measures admitted by the Italian Revenue Agency. For expenses in 2026 the deduction is 50% for the owner's main home and 36% in other cases, up to 96,000 euros per property, in ten annual instalments. The specific case must be checked with an accountant.

Can a panic room be built in an apartment in Milan?

Yes, in many cases. We work on internal partitions, door and systems, checking weight, building rules and escape routes. See panic room in an apartment.

How long does it take?

It depends on the house: in a renovation the room is integrated into the works; in a lived-in house the works are organised room by room, to disturb as little as possible.

Is a permit needed for a panic room in Milan?

It depends on the works: if only internal partitions, door and systems are involved, a building notice filed by the technician is normally enough; if structures, façades or a listed building are involved, further procedures are needed. NetCom prepares them with licensed professionals and checks them at the site visit.

Who does the work?

Our own technicians: NetCom designs, supplies, installs, connects to the system and tests. Structural works are signed off by licensed professionals.

Does a panic room also protect against home robberies?

Yes: that is the scenario it is born for. The family locks itself in, communicates with the outside and waits for those who intervene, while alarm and cameras document what happens.
