Safe rooms and panic rooms in Costa Smeralda and Sardinia: NetCom Security Group designs and builds, with its own technicians, the secure room of the house, in seaside villas in Porto Cervo, Porto Rotondo, the gulf of Arzachena and along all the coasts of the island.

A safe room, also called a panic room, is the room where the family locks itself in and stays protected, with communications active, until help arrives. Where the network is weak and help is far away, one more armoured door is not enough: what is needed is a system of envelope, access, air, light, communications and procedures designed around the people who really live in the house. In Sardinia we design it for houses that are full in summer and quiet the rest of the year, often far from the nearest town.

Where it is done in Sardinia

01Costa Smeralda and Galluravillas in Porto Cervo, Porto Rotondo, Cala di Volpe, Romazzino and along the coast up to Palau. Houses with large glazed walls and access from the sea: the perimeter is wide and the secure room simplifies it.
02The rest of the islandChia, Pula and Villasimius in the south, Alghero and Stintino in the north-west. Isolated villas, sometimes with no neighbours in sight, where the arrival of help must be measured in real minutes.
03Apartments and seaside residenceswe work on internal partitions and on weight, as for a panic room in an apartment, with a few checks.

A villa lived in three months a year

The villa in Sardinia is full of people from June to September and almost empty in the other months. The safe room must be designed for both situations.

In summer the house holds family, guests and staff: the room must hold everyone who will really go in, and everyone must know where it is and how it closes, including whoever arrived yesterday. For this reason we write short procedures, in Italian, English and German, and rehearse them at the start of the season with those who work in the house.

In the closed months the house is looked after by a caretaker or monitored remotely, and the safe room remains available to the caretaker. The system stays connected to selected external monitoring centres and the owner sees the cameras and the state of the house from the app. At the start of the season our technicians check the system.

Communications where the network is weak

Many villas on the coast have uncertain mobile coverage and a single landline. For this reason we always design an independent backup line, with its own power supply, which works even if power and cable are cut, chosen after measuring on site what really has signal.

Works on the island are planned

Materials and technicians reach Sardinia by ferry: it is a fact, not a problem, if it is planned. We prepare the design before leaving, ship door, panels and systems in a single delivery and our technicians stay on site for the whole duration of the works. The best period is off-season, when the house is empty.

How we design it

  1. Confidential site visit. We look at the house, who lives in it and in which months, the access from the sea and the time it takes for help to arrive.
  2. Scenario analysis. Intrusion with people at home, home robbery, emergency situations: for each one we decide where to lock in and for how long.
  3. Design of the room. Position, size, continuous envelope (walls, ceiling, floor), door and lock, air, light, backup power, independent communications.
  4. Integration with the system. Alarm, cameras, access control and home automation talk to the room: whoever is inside sees and communicates, whoever is outside does not get in.
  5. Installation and testing. Our technicians carry out the installation; at the end we test everything together with the people who will use the room and hand over the written procedures.

What makes a room secure

01Continuous envelopewalls, ceiling and floor resist as much as the door. The weakest point decides for all of them.
02Door and lockburglary-resistance class and, if needed, ballistic class, chosen on the real risk and on the existing structure. See vault doors and armoured doors.
03Air and lightindependent ventilation and lighting, to stay inside without distress.
04Independent communicationsa backup line that works even if power or network is cut to the house.
05Alarm and camerasfrom inside you see what is happening outside and call those who must intervene.
06Procedures and drillsfamily, guests and staff know what to do; we rehearse them at the start of the season.

Safe room, strongroom, bunker

They are three different things. A safe room protects people for minutes or hours. A strongroom or vault protects valuables, resisting break-in for a long time. A bunker or shelter is for external events, for days, with filtered air. The needs can be combined in a single project: we decide after the site visit. For an overview read safe rooms and panic rooms.

Confidentiality

We sign a non-disclosure agreement before receiving floor plans or documents. We ask only for the data needed for the project. Our clients' homes remain confidential, even after the works.

Where we work

We follow projects in Costa Smeralda and throughout Sardinia, all over Italy and, by project, in Europe. Our office is in Negrar di Valpolicella (Verona): for Sardinia we arrange the site visit when the owner is on the island, or with their representative. The other areas: where we work in Italy.

Frequently asked questions

How much does a panic room cost in Sardinia?

In Sardinia the cost of a panic room, in the experience of NetCom Security Group, depends on the size of the room, the level of protection of the envelope and the door, the air, light and communication systems, the building works needed in the house and the island logistics. After the site visit NetCom prepares a written bespoke proposal.

Is a safe room tax-deductible in Italy?

In part it can be: anti-theft works, such as armoured doors and reinforcements, are among the measures admitted by the Italian Revenue Agency. For expenses in 2026 the deduction is 50% for the owner's main home and 36% in other cases, up to 96,000 euros per property, in ten annual instalments. The specific case must be checked with an accountant.

The house is open only in summer: when are the works done?

Off-season, when the villa is empty: NetCom prepares everything beforehand, ships the materials in a single delivery and our technicians stay on the island for the whole duration of the works. When the house reopens the room is ready and tested.

In my villa the phone barely has signal: does the panic room still work?

Yes: NetCom designs an independent backup line, with its own power supply, chosen after measuring the real coverage on site. The call for help goes out even if power and network are cut to the house.

Who does the work?

Our own technicians: NetCom designs, supplies, installs, connects to the system and tests. Structural works are signed off by licensed professionals.

How do I explain the room to guests and staff who change every summer?

With short procedures, in Italian, English and German, and a drill at the start of the season with those who work in the house: NetCom prepares them and hands them over with the final test.
